Best accounting software for Airbnb hosts (2026)
Payouts, cleaning, and a Schedule E a CPA will open. The Airbnb dashboard is not a general ledger.

Airbnb accounting fails when payouts, Occupancy/TOT, cleaning, and the mortgage each live in a different CSV — and April is a reconstruction project. The job is: tag by listing, map payouts to income and fees, and hand a CPA a file. The host dashboard is a sales report. It is not a ledger.
Landlord accounting is the sibling if you collect monthly rent, not nightly stays. Ecommerce accounting is the sibling if you sell SKUs. This page is short-term rental: channel payouts, turnover costs, and property-level P&L.
Stessa is landlord/STR-shaped with a free on-ramp. QuickBooks Online is the US CPA default. Wave is year-one if you will reconcile. Baselane is banking-plus-books for rentals — confirm it matches how you actually collect.

Why it ranks
- Unlimited properties on the published card — the 1–15 listing job.
- A landlord-shaped close without $140 QBO Plus on day one.
- Useful when you also have long-term doors and want one property file.
- Free Essentials is enough to stop the spreadsheet if you will actually log in.
Watch-outs
- Schedule E depth lives on paid plans. Model Manage, not Free, if April is the job.
- Airbnb payouts still need a mapping. A lump deposit will lie.
- Not a channel manager. Do not buy it to replace the calendar.
- Deposit APY marketing is gated. We do not guarantee yield.

Why it ranks
- The US accountant network is the product. Switching later costs more than the subscription.
- Classes or locations can stand in for listings if you keep the chart honest.
- Bank feeds catch the payout and the cleaner’s ACH in one file.
- Same family as Workforce if a cleaner becomes W-2. We still prefer Gusto for most crews.
Watch-outs
- Simple Start is thin for three listings and a mortgage. Budget Essentials or Plus.
- A lump Airbnb deposit will still lie without a mapping or a careful journal.
- Payroll and payments are extra subscriptions.
- List prices stepped in 2026. Your renewal may disagree with a 2025 post.

- A path you can hand to a CPA if you keep it clean — many will still ask you to move.

- You still have to categorize. Occupancy tax is not a Wave toggle.

- Pro is easy to ignore and keep paying.

- A business-named home for payouts instead of a personal checking mix.
- Property-shaped accounts can beat a single Wave feed if you will use them.
- Useful when Stessa’s books plus a separate bank feels like two jobs.
- Sits next to landlord accounting for the same reason.
Watch-outs
- Not a PMS. Not Airbnb.
- Eligibility and partner-bank terms apply. We are not the FDIC.
- A CPA may still want QBO at year-end.
- Do not chase yield with next month’s cleaner payroll.
