Best accounting software for landlords (2026)

The job is a Schedule E a CPA will open, not a spreadsheet of Venmo rent. Property management suites are a different buy.

Landlord accounting fails when rent, repairs, and the mortgage each live in a different app — and April is a shoebox. The job is: tag by property, collect rent with a record, and hand a CPA a file. AppFolio-class PM software is a different product. AI “tax bots” stay on Aiacent.

Stessa is landlord software with a free on-ramp. Baselane is banking-plus-books for rentals. QuickBooks Online is the US CPA default. Wave is year-one only.

  • Free Essentials is enough to stop the spreadsheet if you will actually log in.

Watch-outs

  • Schedule E depth lives on paid plans. Model Manage, not Free, if April is the job.
  • Deposit APY marketing is gated by plan and balance. Read the rate sheet. We do not guarantee yield.

Why it ranks

  • The US accountant network is the product.
  • Classes can stand in for properties if the CPA designs them.
  • Same family as Workforce if the handyman is a W-2.
  • A path when Stessa is not enough and a controller appears.

Watch-outs

  • Simple Start is thin for bills and classes. Budget Plus if doors multiply.
  • Rent dumped as a lump deposit will still lie without classes or a connector.
  • Not landlord-native. You will build the property structure.
  • Payroll and payments are extra.
