Small-landlord software fails when the listing is a Craigslist post, the lease is a Word file from 2019, and rent is a Venmo with no property tag. The job on this page is: advertise the door, screen an applicant, sign a lease, collect rent, and track a maintenance ticket. The books a CPA opens are a sibling page. You manage other people’s buildings for a fee and need owner statements, a staff calendar, and an API. That path is Buildium, after you read the starting price. Or the only leak is the Schedule E. That is Stessa or the landlord accounting ranking.

Why it ranks

  • The free plan includes the job: syndicate a listing, take an application, use a state-specific lease with a digital signature, collect rent, and track maintenance.
  • You can see the tenant-paid ACH fee. A hidden platform fee is worse than a printed $2.50.
  • Plus is how you buy next-day deposits, custom application questions, lease cloning, and a branded site — if the sticker you see is worth it per door.
  • A two-door owner should finish setup here before shopping a $62 platform.

Watch-outs

  • Free is not free for the tenant if they pay by bank or card. Say that in the listing.

  • Starter’s own FAQ lists screening, listings, online rent, leasing tools, and digital signatures. That is this page’s job.
  • The annual Starter bill is $180. You can compare that to Buildium’s $62 starting monthly without a demo.
  • Growth adds inspections, team tools, and a 1099 form on the FAQ. Pro is accounting depth: reconciliation, a lease builder, state-specific forms.
  • A published ladder beats AppFolio-class quotes for a small portfolio.

Watch-outs

  • “Starting at” and custom Business means a large portfolio is not the $15 sticker. Ask what changes with unit count.
  • Tenant-paid ACH is still a fee. Put it in the lease conversation.
  • Pro at $50–$60 is the plan if you wanted books inside the PM tool. If your CPA only opens QuickBooks, you may be paying twice. See the accounting ranking.

You have a house and a duplex. Essential’s starting price is a property-manager bill. Avail or TenantCloud Starter is the honest first system.

Why it ranks

  • Accounting, leasing, maintenance, and a resident portal are one platform when you are past a spreadsheet of two tenants.
  • The fees are ugly and printed. You can model a rent payment instead of discovering a card rate later.
  • Growth is where phone support and cheaper e-sign show up. Premium is an API and a management company.
  • A real alternative when TenantCloud Business is already a custom conversation.

Watch-outs

  • Sixty-two dollars is the start, not a promise for your unit count. Get the quote for your doors.
  • AI assistant, “Write with Lumina,” and an AI workforce are on the grid. They are not why this ranks. Leave generative tools on Aiacent.
  • Onboarding is required on Growth and Premium. Budget the project.

  • Rent collection exists in this world, but it is not why Avail outranks it here.

Watch-outs

  • Do not buy Manage because you wanted a listing syndicate. Wrong job.
  • Your CPA may still require QuickBooks. Read the accounting page before you switch.
  • Banking features, where offered, are fintech partnerships. Read whose bank holds the deposit.
  • Depreciation, 1031 exchanges, and repairs versus improvements are not a software feature. Not tax advice.

How we picked

The job is a small US portfolio the owner still runs: a vacant door becomes a signed lease and a recorded rent payment. We scored whether a non-manager can finish that without a sales call, and whether fees are printed. AppFolio stays off until a written quote beats Buildium for a portfolio you manage for other people. We will not invent a unit minimum. Rank is not for sale.

September 22 napkin: Avail’s platform fee is $0, and a tenant ACH is $2.50 on the free plan. TenantCloud Starter is $15 a month on the annual card, $180 a year, with tenant ACH at $1.95. Buildium Essential starts at $62 before the $2.35 incoming EFT and a possible $99 bank setup. Stessa’s free plan is the books, not the listing. Four doors does not change Avail’s platform fee. It might change Buildium’s “starting at.” Ask.

Who should skip this page

  • Short-term hosts reconciling Airbnb payouts. That is the Airbnb accounting ranking.
  • A shop that only needs a Schedule E and already has tenants. Landlord accounting.
  • Community associations and 5,000-unit portfolios. Buildium tells you to call.
